Why It Matters
One of the few genuine boutique hotels at the west end of Princes Street, steps from the Johnnie Walker Experience and with direct castle views from select rooms. The £1.2m 2024 refurbishment by Signature Pubs overhauled all nine rooms, both sister restaurants, and added a new fitness suite. Kyloe holds an AA Rosette. The building itself goes back to the early 1800s.
The Rutland sits right at the western end of Princes Street in a building that dates to the early 1800s — Edwardian on the outside, firmly contemporary inside. The 2024 £1.2m refurbishment brought in Mulberry wallpaper, artwork inspired by iconic Scottish brands, and a fully stocked bar cart of local drinks. With just 11 hotel rooms and 13 serviced apartments, it stays genuinely boutique. And the fact that Kyloe (an AA Rosette steak restaurant), The Huxley bar, and Heads & Tales gin emporium are all under the same roof gives it a pub-hotel energy that bigger Edinburgh properties simply can't match.

Room 1 is fully accessible, designed with thoughtful practicality. Wet room, lift access, and a pull-cord alarm system. Same contemporary styling as the rest of the hotel.
Castle View
Only two rooms in the hotel have direct Edinburgh Castle views — and they are the reason to splash out for a special occasion. Contemporary interiors contrast sharply with the centuries-old fortress framed in the window.
Executive Double
Same contemporary feel as the standard, but with a noticeably larger floor plan. Has both a bath and rainfall shower — the right choice if you're staying a few nights and want room to breathe.
KingJunior Suite
Three junior suites in total, each with a super king-sized bed and a spa bath. The biggest rooms in the hotel, decorated with bold graphic accents. The spa bath is the standout feature — or pair it with the bath butler package for an indulgent experience.
Super King
One-Bedroom Apartment
Self-catered apartments with a full kitchen and living space, each individually designed. Underfloor heating in bathrooms and kitchen. Free-standing baths or rainfall showers depending on the unit. Some have study areas on ground and first floors — good for business trips.
Standard Double
The entry-level room, but still proper boutique. King-sized bed, rainfall shower, individually styled interiors with designer prints and calming neutrals. Best rates in the house.
KingTwo-Bedroom Apartment
Good for families or two couples travelling together. Some units have a private garden. The top-floor apartment has two double bedrooms and a large open kitchen/living area. The lower ground floor unit also has two bedrooms with garden access — the one to request if you have young kids.
