Why It Matters
Coined the world's first super-boutique hotel, it marries the scale of a large luxury property with the personality of a boutique. Built on the site of the Odeon Cinema West End, it features two entire concept floors that most London hotels don't come close to: The Residence — a private 24-hour residents-only club with three distinct spaces including a 14-seat whisky speakeasy — and The Retreat, a full subterranean wellness floor with a 12.5m pool, spa, gym, barber, hair salon, superfood clinic and private cabanas.
The Londoner replaced the old Odeon Cinema West End on the southwest corner of Leicester Square — towers eight floors above the square with six more levels below ground. Edwardian Hotels self-styled it as the 'world's first super boutique hotel,' which sounds like marketing until you're actually inside. At 350 rooms across 16 storeys it shouldn't feel intimate, but designers Yabu Pushelberg have pulled it off: neutral residential tones, a serious art collection, and spaces that feel personal rather than corporate. Two minutes' walk from Leicester Square and Piccadilly Circus tube stations, yet the hotel itself sits quietly at the square's southwest corner, more insulated from the tourist scrum than you'd expect.

A corner position gives this suite more natural light and more interesting views than a standard room. Larger footprint with dedicated lounge and workspace. One of the few room categories where extra beds and baby cots are accommodated.
KingDeluxe King City View Room
Same layout as the Deluxe King with the added bonus of city views — ideal for guests who want to actually see London from their room rather than a courtyard. Views include Leicester Square and surrounding West End.
KingDeluxe King Room
A step up from the King Room in size and space. Same bespoke design by Yabu Pushelberg, same Vispring mattress and Toto washlet setup. Described as 'generous yet intimate' — planned specifically as a more spacious version of the entry-level room.
KingJunior Suite
The step into suite territory — at 40 sqm it's a meaningful upgrade over the standard rooms. Studio-style layout with a proper chaise and seating area alongside the king bed. Separate partition gives more of a hotel suite feel. Includes turndown service and the full suite amenity package.

The entry-level room and, at 24 sqm, the smallest in the hotel. Open-plan layout means the bathroom area is integrated rather than fully enclosed — some guests love the loft feel, others find it less private than expected. But the kit is serious: handcrafted Vispring mattress, heated Toto Japanese washlet, Miller Harris amenities, original art, Roberts Bluetooth radio and a Lutron smart lighting system. A proper residential feel — separate bedroom wing, a beautiful living room and an interior terrace. The curved sofa and city night views make this one of the more photographed rooms in the hotel. Dedicated dining nook with round table and banquette seating.
KingTower Penthouse Suite
The top of the house — literally a two-storey apartment at 200 sqm with panoramic London views. Calacatta Tucci marble bar, sculptures and art from around the world, a monolithic wooden staircase with marble powder room and skylight. An in-room mixologist comes for one hour. Private chauffeur included for airport or station transfers. Check-in and check-out happen from the suite itself.
