The Beacon
Arts & Crafts country house with a warm, lived-in feel. Earthy tones, velvet curtains, Catchpole & Rye freestanding tubs, House of Hackney wallpaper, and Andrew Martin leopard-print headboards. Think country chic without the stiffness.
Eyebright has the best panoramic views of Happy Valley despite being the cosiest (smallest) room in the main house — great value if views matter more than space.
Why It Matters
Named in The Times '100 Best Places to Stay in the UK' and voted Kent's Best Wedding Venue at the Muddy Stilettos Awards. The standout feature is the combination of a genuinely historic building, remarkable valley views, and a kitchen-led restaurant using all-Kent suppliers. Five of eight rooms have statement freestanding or copper bathtubs.
A 1890s Arts & Crafts house perched above Happy Valley, just outside Royal Tunbridge Wells, with 17 acres of Kent woodland and three Victorian spring-fed lakes. Built by Lord Mayor Sir Walter Harris and designed by architect Robert Edis, it has lived several lives — public bathhouse, wartime refuge for Basque and Jewish children, disco, pub, family home — before being transformed by the I'll Be Mother group into eight individually styled boutique rooms and a seriously good restaurant. Small, personal, and genuinely rooted in its landscape.

How you'll actually spend your days.
Served in the Garden Bar or on the terrace overlooking Happy Valley. A full traditional afternoon tea with house-made pastries and a menu that gets a seasonal refresh. Popular for celebrations — book ahead.
Three Victorian spring-fed lakes and a rose garden sit within the 17-acre property. Good for a quiet morning wander before breakfast.
The Beacon sits within the High Weald Area of Outstanding Natural Beauty. The Happy Valley walking trail starts practically at the door. Further afield, the Tunbridge Wells Circular Walk passes historic churches, pubs, and vineyards. Scotney Castle's wooded estate and Ashdown Forest (Winnie the Pooh country) are both within easy driving distance.
Voted Kent's Best Wedding Venue at the Muddy Stilettos Awards. Ceremonies can be held in the gardens or in the dining spaces. The property can be taken on an exclusive-use basis for the right occasion.
