A 1890s Arts & Crafts house perched above Happy Valley, just outside Royal Tunbridge Wells, with 17 acres of Kent woodland and three Victorian spring-fed lakes. Built by Lord Mayor Sir Walter Harris and designed by architect Robert Edis, it has lived several lives — public bathhouse, wartime refuge for Basque and Jewish children, disco, pub, family home — before being transformed by the I'll Be Mother group into eight individually styled boutique rooms and a seriously good restaurant. Small, personal, and genuinely rooted in its landscape.

Tucked at the far end of the main house, Blackthorn goes full drama with dusty black walls and a monochrome interior. The freestanding bathtub sits inside the room itself, and the views across Happy Valley are sweeping. Bold and moody.

Whimsical woodland fairytale feel. A King-size bed and private en-suite in a charmingly styled room that leans into the wooded setting of the property.

The smallest room in the main house, but arguably has the best view. An oversized window frames a panoramic sweep of Happy Valley — guests describe it as sleeping among the treetops. No bathtub, but the outlook more than compensates. Good value.

A handcrafted shepherd's hut by local makers Hurkle Huts. Clad in black charred larch on the outside with a glowing timber-lined interior. Entry via Iroko hardwood steps. Compact and design-led, with a walk-in shower and views over Happy Valley. The most unusual stay on the property.

Spindleberry
Comfort-forward room with a freestanding bathtub in the room. The only dog-friendly room in the property, so book early if you're bringing a four-legged companion.

Summer House
Positioned just below the Garden Bar, away from the main house, on the edge of Happy Valley. The headline feature is an opulent bathtub on the terrace with a glass privacy barrier (frostable to taste). Rustic reclaimed textures, rainfall shower inside, and some of the most undisturbed countryside views on the property. The most private option.

The showstopper of the main house. A round copper bathtub sits in the Princess Turret window — a proper fairytale setup. Comes with a bespoke double vanity, dressing table, and a balcony overlooking the valley. One of the most in-demand rooms.

Three Victorian spring-fed lakes and a rose garden sit within the 17-acre property. Good for a quiet morning wander before breakfast.
The Beacon sits within the High Weald Area of Outstanding Natural Beauty. The Happy Valley walking trail starts practically at the door. Further afield, the Tunbridge Wells Circular Walk passes historic churches, pubs, and vineyards. Scotney Castle's wooded estate and Ashdown Forest (Winnie the Pooh country) are both within easy driving distance.
