Ask for a higher floor corner twin for dual east-and-south light and the best Higashiyama sightlines.

Why It Matters

One of the only hotels in central Kyoto offering private outdoor onsen baths in every room, with views of Higashiyama. The Sora Niwa rooftop terrace includes a communal hot spring footbath and a bar with panoramic city views. The Tenkuu Open-air Bath on the top floor uses the property's own naturally-sourced Shijo Kawaramachi hot spring. Michelin Guide selected.

Sora Niwa Terrace Kyoto Bettei is the elite wing of the Sora Niwa Terrace complex — a Japanese-modern small hotel where every single one of the 30 rooms has its own private open-air hot spring bath on a terrace overlooking the city. Opened in June 2022 right next to Hankyu Kyoto-Kawaramachi Station, it sits in the heart of Kyoto's main shopping and entertainment district, with Gion a short walk across the Kamo River. The signature experience is soaking in your private outdoor onsen while watching Kyoto's Higashiyama panorama unfold — something genuinely rare in a downtown hotel setting.

Corner Twin (Kamogawa / Miyabi)
Twin

Corner Twin (Kamogawa / Miyabi)

The largest room type in the Bettei, a spacious corner room with windows facing both east and south. The naguri-carved wood floor hits you as soon as you walk in — a traditional Japanese carpentry technique that gives the room texture and warmth. Outside, your own private open-air hot spring terrace. Fits up to 3 guests with sofa bed. Floor options range from 2nd to 8th floor; higher floors (8th floor Kamogawa corner) get the best views.

Double (Kamogawa / Miyabi)

The entry-level room for couples at 37.7m², but 'entry-level' at Bettei still means a private outdoor onsen, tatami touches, and naguri wood floors. The 150cm-wide Simmons bed is solid. No sofa bed, sleeps 2 only.

Suiren Deluxe Double

1st-floor double room facing the waterfall garden. The quiet, enclosed atmosphere is the draw here — you're not getting city panoramas, but you get genuine privacy and the sound of running water from your outdoor bath. Sleeps 2.

Suiren Deluxe Twin

A 1st-floor hideaway with a different character than the upper-floor rooms. Outside the window, gentle light falls on a waterfall feature — the Suiren rooms have a tucked-away, garden-facing calm rather than panoramic city views. Enjoy the private hot spring bath with the sound of the waterfall in the background. Can fit 3 guests with extra bed. Two size variants (38.4m² and 44.9m²).

Suiren Double

The most compact room in the Bettei at 28.2m² — the tradeoff is the same waterfall garden facing private onsen, and a more affordable entry point to the property. Sleeps 2. Worth noting: at 140cm the bed is narrower than the Deluxe Double's 150cm.
