San Canzian is a 5-star boutique hotel built into the bones of a medieval hamlet in Mužolini Donji — a village with a permanent population of three. The property sits on the site of a 14th-century fortification in the Istrian hills of northwest Croatia, about 4 km from Buje. Co-owner Leopold Botteri, a former olive oil producer, shaped its DNA: guests arrive to a bouquet of local herbs, walk past working olive groves, and eat at a Michelin-recommended restaurant named after one of their best local suppliers. Revamped entirely in 2019, the stone buildings now hold 26 individually styled rooms, suites, and villas — rustic architecture on the outside, genuinely contemporary inside.

Grožnjan Residence
A standalone residence located in the hilltop artist village of Grožnjan, a few kilometres from the main hotel. Two bedrooms, a fully equipped kitchen, a common living area, and a terrace. Full hotel services apply, and a complimentary shuttle runs to and from the main property throughout the day. Three floors of old-new elegance with a fairy-lit, flowery terrace — ideal for those who want to be in the thick of the village.
Romantic Suite
The suite lives up to its name with a balcony that guests describe as being worthy of a Romeo and Juliet rapport. Designed for couples seeking privacy and a step up in space and drama.
KingSan Canzian Villa
The property's standalone villa, with its own private heated pool. Three bedrooms with private bathrooms on the upper level, and a fully equipped kitchen, living space, private garden, and open dining area on the lower level. The most private and spacious accommodation on the estate.
Superior Room
Entry-level rooms with a king-size bed and private bathroom. Contemporary interiors with wooden floorboards, soft grey walls, minimalist dark furniture, and abstract artwork by Duje Botteri. Equipped with Smeg minibar and Nespresso machine.

The surrounding Istrian countryside is well-suited to both hiking and cycling. Staff can assist with routes; the Parenzana trail (a disused railway line connecting Poreč, Koper, and Trieste) is a notable cycling option and can be arranged as a guided experience.

The main communal pool with panoramic views over olive groves and vineyards — on a clear day you can see as far as the Adriatic and the Italian coast. Parasols, sun loungers, romantic double daybeds tucked among the trees, and a poolside bar. Open 7am–9pm (seasonal). Softly lit after dark.
