Why It Matters
Listed on Tablet Hotels and the Michelin Guide. One of the few genuinely historic working estates in Thuringia that operates as a hotel. The estate dates to at least 1074, the manor house to 1680, and restoration has maintained original fabric with Deutsche Stiftung Denkmalschutz (German Foundation for Monument Protection) support since 1999. The Freyraum Suite — with its private Finnish sauna in a cross-vaulted cellar, natural pool, and 500+ sqm private garden — is an unusual offering at any price point.
A 17th-century manor house and converted barn on an estate with roots dating back to 1074 — that's the short version. The Schwarzer family has spent decades lovingly restoring this four-sided historic farmstead in Thuringia's Saale-Orla region, and the result is something genuinely special: hand-crafted four-poster beds made by the estate's own carpenter, seasonal Thuringian cooking with ingredients straight from local farms and their own orchard, and a Finnish sauna tucked inside a vaulted cellar for the top-tier suite guests. It's remote — you pass through the village of Kolba and follow the road uphill to find it — but that's very much the point.

Pitches for campers and motorhomes on the orchard meadow in front of the estate and above the estate pond. Views into the Orlatal valley. The most affordable way to stay on the grounds, and probably the best-positioned spot to watch the sunset.
Freyraum Suite
The standout room — 120 sqm of living space with its own exclusive garden of over 500 sqm. Finnish sauna sits inside a cross-vaulted cellar with a view of the fireplace. Natural pool with Kneipp path in the garden, sun terrace with panoramic views over the estate's forest. Boxspring bed, full kitchen, separate bathroom with double sink, shower, and foot basin. Hand-crafted furniture throughout. Only two people, total privacy.

Located on the second floor of the Kemenate — the estate's converted 16th-century barn — these are the highest rooms in the complex. Two separate single beds, not a double. Rustic character furniture, roof pitch, bright and friendly. Views over the courtyard or countryside. These are allergy-friendly rooms, so no pets allowed here.

The estate's own woodland and surrounding Orlatal landscape provide ample walking territory. No marked trails are required — just walk out the door.
Guided tours of the historic Rittergut Positz available on request. The estate has a documented history from 1074 worth hearing about.

The estate runs a regular events calendar: medieval banquet evenings ('Rittergelage') with live entertainment, summer open-air concerts (including a 2026 FAUN 25 Years concert), burger evenings on the orchard meadow, and the 'Landvergnügen' weekend brunch events.
A swimming-suitable reservoir lake is a short walk from the estate — the estate's own map shows a path to it. Seasonal (summer).
Mouflon (wild mountain sheep) can be spotted in the surrounding landscape around the estate.

Rooms do not have air conditioning. Not an issue most of the year given the rural Thuringian climate, but worth noting for summer visits.
