Rancho Santana
Rugged coastal luxury with an eco-conscience. The vibe is relaxed and unpretentious — more farm-to-table sundowners than formal black tie — but the amenities are genuinely world-class. Part surf camp, part wellness retreat, part residential community.
Book the Inn if you want walkability — everything (restaurants, spa, pool) is close. Book a home or casita if you want privacy but budget for a rental car, as the shuttle only runs hourly.
Why It Matters
One of Central America's most distinctive resort concepts: a working residential community turned world-class resort spread across 2,700 acres with five distinct beaches, a 6,000 sqft treetop spa, farm-to-table dining sourced from a 50-acre on-site farm, and surf breaks suited to everyone from beginners to advanced riders. It's also one of the few luxury properties in Nicaragua with a genuine sustainability program and community non-profit (FunLimón).
Rancho Santana — known simply as The Ranch — is a 2,700-acre luxury resort and private residential community on Nicaragua's Pacific Emerald Coast. Five beaches, dry tropical forest, and rolling hills share the territory with howler monkeys, roseate spoonbills, and some of the region's best surf breaks. Spanish Colonial architecture (think white stucco, red clay roof tiles, dark wood accents) ties the whole sprawling place together, from the 17-room Inn to private cliffside homes with personal infinity pools.

On Property
How you'll actually spend your days.
Complimentary guided birdwatching on the property. Over 200 species have been spotted on the 2,700 acres of dry tropical forest. Roseate Spoonbills, various parakeets, and dozens of coastal and forest species. Best early morning.
Complimentary guided howler monkey scouting tour through the forest. Included in every stay at The Inn. The howler monkeys are a genuine highlight — their calls carry for miles and hearing them from your terrace at dawn sets the tone for the whole trip.
Witnessing a sea turtle hatching on the beach — a Good Life complimentary experience when the season aligns (nesting season typically runs July–November). The Ranch has a sea turtle sanctuary on-site.
Offshore fishing trip with a guide. Catch your fish and bring it back to the kitchen to be prepared as your dinner. A good combination of activity and dining.
The surf shop at Playa Los Perros rents boards and offers private and group lessons with professional instructors. Five beaches provide a range of breaks: Playa Santana is a barreling, rippable beach break with multiple peaks; Playa Rosada is a private left-point reef break accessible only to resort guests. Due to the isthmus location, the Ranch gets consistent swells and near-constant offshore breezes year-round.
Access to two nearby golf courses: the 9-hole course at neighbouring Hacienda Iguana and Guacalito de la Isla's 18-hole oceanfront course — considered a world-class layout.
21 miles of hiking trails through dry tropical forest and rolling hills across the 2,700-acre property. Guided hikes available for flora/fauna exploration. You can also summit Mt. Mohosa on an off-site excursion arranged through the concierge.
Sunset horseback rides along the shoreline and through the property's terrain. A signature experience here — multiple guests cite this as a highlight. The 6-Day Horseback Journey and 3-Day equestrian packages go deeper into the coastal landscape.
Complimentary Kids Club for children ages 5–12, included with Inn stays. Activities range from cooking classes to gel blaster battles, family bingo, and Easter egg hunts. Highly rated by families — the program is genuinely well-run.
Day trips and multi-day excursions arranged by the concierge: Colonial Granada city tour, volcano hikes, Lake Nicaragua island tours, sloth sightings, and zip-lining. Half-day and full-day options available.
Coached pickleball sessions on the resort's courts. A signature activity for guests looking to improve their game in a good-natured setting.
On-site tennis and pickleball courts. Complimentary access for guests, with lessons and skills sessions available for those who want to level up.
Complimentary sandboarding on the sand dunes at Playa Duna. It's a steep hike down to the bottom (and significant stairs), so this is more adventure than beach lounging — but the views from the lookout above are worth the trip even if you skip the boarding.
Yoga classes held in an open-air palapa perched in the treetops with ocean views. One of the most memorable settings for a yoga class in Central America. Daily drop-in classes available.
A stroll through the 7-acre garden and 50-acre farm to discover the seasonal fruits, vegetables, and herbs that supply the resort's restaurants. Culinary experience for guests interested in the farm-to-table process.
