Why It Matters
One of the original Costa Smeralda properties, conceived as part of the Aga Khan's 1960s master plan for the region. Luigi Vietti's architecture is genuinely singular — the grass-covered rooftops mean the entire property becomes invisible from the sea, land, and sky. The granite saltwater pool is iconic. And with only 49 rooms plus 16 private villas, it maintains an exclusivity that larger Costa Smeralda properties can't match.
Designed in 1963 by Italian architect Luigi Vietti, Hotel Pitrizza sits above the Bay of Liscia di Vacca, 5km from Porto Cervo. The architecture is the whole point — rooftops planted with grass so the low-slung stone villas disappear into the hillside, and a saltwater pool carved from Sardinian granite that has become one of the most photographed spots on the island. It's small (49 rooms, suites, and 16 villas), deliberately so, and that restraint is exactly what its guests pay for. Currently operated under the Hotel Pitrizza name with Cheval Blanc branding infrastructure, the property is transitioning to a full Cheval Blanc rebrand following the 2026 season reopening.

The entry-level room at Pitrizza — and 'entry level' is relative. At 30 sqm, it's compact but fitted with traditional Sardinian ceramic-tiled bathrooms and its own balcony with garden views. Not a sea view, but it's a genuinely charming room in classic Vietti style.

At 65 sqm, the Pool Suite functions almost like a private villa. A generous living room combines local materials with modern design, most bathrooms have both a shower and a bathtub, and the terrace has a private swimming pool overlooking either the bay or the Mediterranean garden. Perched on a rocky granite ridge at 50 sqm, the Roccia Pool Suite is one of the most dramatic rooms on the property. The bright bedroom is literally carved into the granite and leads out to a sunny terrace with panoramic bay views. Two bathrooms (one with tub, one shower only) and a private pool on the terrace with lounging and dining areas. A sofa bed is available for an extra person.

Sea Room
Newly designed for 2025/2026, the 40 sqm Sea Room is the freshest accommodation on the property. Warm cream tones and dark oak wood play against artisanal ceramic tiles handmade on the island. The bathroom has both a shower and a bathtub plus a walk-in closet. The terrace looks straight out to the Mediterranean. Can be connected to an adjacent Sea Room on request.

Villa Corbezzolo
The most intimate of the villas at 55 sqm — couples only, king bed only, no extra guests. What makes it special is the private staircase straight down to the sea for direct water access between naps.
