Why It Matters
The first new hotel to open in the French Quarter in over 50 years — literally the only new build the Vieux Carré Commission approved in a generation. Set in a genuine 19th-century sugar mill with real industrial architecture, not decorative fakery. Rooftop terrace looks directly over the Mississippi River bend that gave the Crescent City its name.
ONE11 opened in December 2020 as the first new hotel allowed into the Vieux Carré district since the 1960s — a genuinely historic moment for a neighborhood that had been hotel-free for half a century. The building is a former Louisiana Sugar Refining Company warehouse, and the architects leaned into that hard: exposed brick, original 19th-century cypress beams, industrial ironwork, and high ceilings that give the 83-room property real bones. It sits at the quieter, river-facing edge of the French Quarter — close enough to Bourbon Street that you can walk there in two minutes, far enough that you won't hear it from your room.

KingCrescent Sweet
The entry-level suite, named for the river bend that defines the city's shape. At 500 sq ft it feels genuinely spacious — pillow-top king with Matouk linens, a living area, large glass walk-in shower, and Mississippi River views. Suites here get extra touches: Frette waffle bathrobes and slippers, Keurig with Café du Monde coffee pods, built-in Bluetooth surround sound, and an in-room safe.

French Quarter Sweet
A penthouse-level suite with a private balcony overlooking the French Quarter. Pillow-top king with Matouk linens, large glass walk-in shower, Malin+Goetz amenities, and the full suite amenity package — robes, slippers, Keurig with Café du Monde pods, Bluetooth surround sound. The balcony view over the Quarter is the draw here; if you want a genuine French Quarter rooftop moment, this is the room.

The entry-level king room. Compact but well-designed — exposed brick, natural light, pillow-top Matouk-linen king bed, glass walk-in shower, backlit mirrors, and Malin+Goetz bath amenities. Wall-mounted 55" PureHD TV with streaming and casting. Small but stylish; don't expect a living area.
KingPetit Room – Two Double Beds
The smallest room in the house, but it sleeps four — useful for families or groups on a budget. Same exposed brick and natural light aesthetic as the rest of the hotel, with custom furnishings and Matouk linens on both beds. Good value if you're just using it as a base for hitting the city.
Two DoublesPremium Room – Two Queen Beds
A step up in size with two queen beds and, per the hotel's description, views of the French Quarter and Mississippi River. More breathing room than the Petit Room — Matouk linens, glass walk-in shower, backlit mirrors, premium amenities. Solid choice for two people who want the extra space.
Two QueensRiverbend Sweet
The hotel's flagship suite and arguably the best room in the building. On the 8th floor with unobstructed river views, a full living area, wet bar, and a private terrace facing the Mississippi. At 540 sq ft it's the largest standard suite. The original Riverbend Sweet concept included two bedrooms and two bathrooms — the wet bar and dual terrace access make this feel like a proper apartment. Full suite amenity package applies.
KingSugar Sweet
The largest and most exclusive accommodation — a two-room suite with a king bedroom and a separate living area featuring a wet bar, dining table, and seating. Both rooms have their own televisions. The 1.5 bathrooms include a full spa-style bathroom with glass walk-in shower, enclosed tub, dual showerheads, and Malin+Goetz amenities. The private terrace opens directly onto the first-floor pool deck. Availability by inquiry only.
KingTerrace King
Same footprint as the standard King Room but with a private terrace — the key upgrade here. Step outside with a morning coffee or evening drink while the city moves below. Pillow-top king bed, Matouk linens, glass walk-in shower, premium amenities. Worth the bump in price if outdoor space matters to you.
