No.124
Brighton-playful meets grown-up boutique. Think Palace Pier colour palette, commissioned artwork from local artists, moody bar with peacock tones, and an overall sense that someone actually cared about every decision. Fun without being silly.

Why It Matters
Best seafront position in Brighton — directly opposite the skeletal West Pier ruins, two minutes from the beach — combined with a genuinely good restaurant (Pearly Cow) and a full-treatment spa. The only Brighton seafront hotel with all three in one building.
Three stuccoed Victorian and Georgian seafront townhouses turned into a playful, design-led boutique hotel right on Brighton's Kings Road. GuestHouse — founded by brothers Tristan, James and Tom Guest — opened this, their fourth property, in November 2024. The building was once home to the Granville, one of the UK's original boutique hotels. It has 32 rooms and suites, a destination restaurant (Pearly Cow), a treatment-focused spa (Field Trip), a complimentary 24/7 pantry, and a Crosley record player in every single room.

Unique private hire spaces for corporate meetings and team away days, with the Brighton seafront as the backdrop.
The Ground Floor lounge is equipped with board games — a good excuse to stay in, sip cocktails, and not do very much at all.
A 24/7 help-yourself pantry stocked daily with locally supplied ice cream, homemade baked goods, sweet and savoury snacks, soft drinks, and fresh fruit. Included in all rates.
The hotel will meet guests off the train at Brighton station on a luggage bike, take bags back to the hotel, and swap them for an umbrella if needed. Arrange in advance by email.
Every room has a Crosley record player and a curated selection of records. Guests also have access to a communal vinyl library in the hotel to borrow additional albums for their stay.
The hotel offers private hire of Pearly Cow restaurant, The Courtyard (glazed winter garden), or the whole property. Licensed for wedding ceremonies. Capacity varies by space — Pearly Cow private dining seats up to 16.
