GuestHouse — founded by brothers Tristan, James and Tom Guest — opened this, their fourth property, in November 2024. The building was once home to the Granville, one of the UK's original boutique hotels. It has 32 rooms and suites, a destination restaurant (Pearly Cow), a treatment-focused spa (Field Trip), a complimentary 24/7 pantry, and a Crosley record player in every single room.

A step up from the entry room — around 20m² with a king-sized bed. Still no sea view, but noticeably more breathing room. Good value if the sea-view rooms are sold out or over budget.

The entry-level rooms. Compact at around 16m², they face the spa and city rather than the sea. But they're not cheap-feeling — same Sealy Derwent mattress, Wildsmith toiletries, Frette gowns, and Crosley record player as the rest. Fine for a couple who plan to be out most of the day.

Hideout Suite
The most dramatic room in the hotel at 38m². It has two private entrances — one straight from the street (your own front door on Brighton's seafront) and one secret door back into the hotel. There's a separate lounge with space for two children, sea views, an iconic copper freestanding tub, and an outdoor courtyard with a hot tub. If you're going to splash out, this is the one.
