Why It Matters
Part of the family-owned Crossing Collection (also includes Crossing Manzoni in Milan, a Sicilian villa, and a private sailing offering). Rooms are named after nearby Roman streets and each contains a precisely documented collection of 20th-century design pieces alongside Sicilian antiques — every room page lists the exact designer, piece, and year of each object.
Nine rooms across three floors of a historic Roman palazzo, a literal stone's throw from Piazza di Spagna. Crossing Condotti deliberately doesn't act like a hotel — no restaurant, no gym, no marble lobby, no room service. What you get instead is a serious design collection: Greta Grossman floor lamps from 1947, a Sicilian mahogany secretaire from 1700, Hans Wegner Shell Chairs, and Paola Navone sofas, all living alongside original oil portraits and contemporary Italian art. Concierge Gérald and Francesco run the place with genuine warmth, and they're on-site every day from 8:30am to 6:30pm.

One of five Superior Rooms on the first floor. Named after Via del Babuino, one of Rome's famous 'trident' streets leading to Piazza del Popolo. Shares the same calibre of design-led furnishing as the other Superior Rooms — queen or twin beds, L'Occitane toiletries, LCD TV with SKY channels, and access to the shared honesty kitchenette.
Borghese
The combination of the Sistina (Deluxe) and Vittoria (Master Room), occupying the entire second floor at 80 sqm. Two separate rooms, two bathrooms — one with a Turkish bath and LED chromotherapy, one with a walk-in shower with chromotherapy — and two bar kitchenettes. Furnished with a Greta Grossman Gräshoppa Floor Lamp (1947), a Paola Navone Ghost Sofa Bed by Gervasoni, a Sicilian mahogany secretaire from 1700, an 1800s mahogany chiffonier, and an Acapulco Chair from the 1950s. A separate apartment about 400m from the main building, in another antique Italian palazzo just off Via dei Condotti. 65 sqm across a double bedroom, a living room, a mezzanine with two single futon beds, and two bathrooms with shower. The fully equipped kitchen has an oven, microwave, dishwasher, gas hob, Nespresso machine, and utensils — rare for this corner of Rome. The mezzanine is a quiet escape above the living room. Decorated with an Hermès 'Dune' wallpaper by Jeff Fischer, a Charles & Ray Eames Elephant (1945), and a Jaime Hayon Formakami lantern (2015). Has its own laptop and printer. A Sicilian mahogany secretaire from 1700 is the anchor antique. The bathroom has a Turkish/hammam bath with LED chromotherapy and built-in music speakers. Own bar kitchenette, snack counter, and Nespresso machine. Can be combined with Sistina (Deluxe) to create the Borghese Penthouse Suite.

Gérald and Francesco are on-site daily from 8:30am–6:30pm. They can book restaurant tables (including very hard-to-get ones), arrange skip-the-line tickets for the Colosseum, Vatican, and other attractions, recommend current exhibitions, arrange car hire, plan custom itineraries, and source pretty much anything. Afterhours by phone.
A 35 sqm common sitting room furnished with Piero Fornasetti wallpaper (Cole & Son), a Le Corbusier Lampe de Marseille (1950s), Plinio Il Giovane sofas, and a Jaime Hayon Palette Table. A curated selection of guides, novels, and style magazines is available. The shared kitchenette is attached.
