Borgo 69
Contemporary-rustic, design-forward. Feels more like staying in a beautifully curated private home than a hotel. Film-set precision meets genuine Italian countryside ease.

Why It Matters
One of the first genuinely contemporary-designed villa complexes in this part of Tuscany — no faux-rustic pastiche. Designed by award-winning architect and film art director duo. Eco-powered by photovoltaic panels. Listed in both the Michelin Guide and Tablet Hotels. The owners' film/design pedigree is visible in every detail, from the decorative ventilated walls to the artisan-sourced furnishings.
Twelve architect-designed villa suites set among 200 olive trees in the Val di Chiana countryside, about 15 minutes from Cortona. Philip Robinson (a film set designer with a serious interior design background) and Paolo Kastelec built this as a follow-up to their nearby Villa Fontelunga, and the craft shows. The villas pull off a genuinely contemporary take on Tuscan living — travertine floors, exposed brick fireplaces, wood-beamed ceilings, upcycled vintage furniture from local markets — without the fussy antique-shop feel that weighs down so many properties in this region. The shared 20m infinity pool is the communal heart of the place, and the on-site restaurant, Emporio di Ines, keeps things grounded with farm-to-table Tuscan cooking and Venetian-style cicchetti.
